2019 Trends in Multifamily Flooring

Vinyl Plank Hard Surface Flooring

The apartment industry has found a better way to create stylish common areas and apartments with the cost effective material and luxurious designs and color schemes offered by Luxury Vinyl Plank.

Currently, hard-surface floors are replacing many carpeted areas in apartments. Property owners are reaping long-term savings, managers are dealing with less headaches and the floors installed today are a more favorable and stylish look for renters. Vinyl plank is the trend setter. Vinyl Planks are vastly covering entire units and complementing other common area floors that have traditionally been topped with carpet.

Many high-end styles of plank have the look and feel of stone, wood and ceramic tile. To steal a phrase from the World Floor Covering Association, this isn’t your grandmother’s kitchen flooring.

Check out what Mohawk has to say:

“The biggest thing right now is the shift from soft-surface goods like carpet into the realm of hard-surface throughout the unit,” said Tim Skufca, National Sales Director of Multifamily for Sherwin-Williams. “Specifically, (apartments are) moving from carpet into vinyl plank and not just in the living area, but moving into the bedroom areas.”

Skufca says that about half of the top real estate investment trusts in the country are installing vinyl plank at properties in varying scales. This movement has been done for several reasons. The major reason is that Vinyl Plank flooring doesn’t have to be replaced as often. This enables a better return on investment for the owner. Moreover, the average life of vinyl plank is 10 years or more, compared to about two to five years for carpet.

Vinyl plank offers greater long-term benefits than carpet

Like many materials, vinyl flooring has gotten better over the years since becoming a household fixture following Chicago’s Century of Progress Exposition in 1933.  Vinyl flooring stands up to heavier traffic volumes and is easier to maintain. The vinyl plank products are more expensive than the vinyl roll goods flooring and carpet, but it offers a high-quality stylish look that lasts.

For apartments that are frequently replacing carpet as units turn, Vinyl Plank may be a great option. Flooring contractors in the multifamily sector, are fielding more and more requests from properties that want to transition away from carpet. Again, Vinyl Plank offers a wide variety of fresh looks at a reasonable cost. The feel and stylish design of current Vinyl Planks are helping to retain renters.

From an ownership perspective, although the upfront costs can be as much as three times greater in comparison to carpet, the long-term cost savings provides significant upside for the owner.

However, Vinyl Plank offers the look of trendy flooring without the high investment that goes along with wood or stone floors. The extra investment in plank or carpet also helps apartments justify higher rents.

Plank has the look, feel of expensive flooring and is easy to repair. Moreover, Vinyl Plank is much more forgiving than other surfaces, especially carpet.

Plank comes in a variety of colors, finishes and textures and installs much like wood flooring. An adhesive backing secures the material to the floor and is resilient enough that planks can be easily replaced.

Moreover, Vinyl Plank is quiet like carpet. Depending on the construction of the building, a sound barrier may be laid between the foundation and vinyl plank floor on upper stories to reduce noise from one unit to the next.

In the Vinyl Plank world, there is no shortage of selection. Just like carpeting the designs and color pallets are never ending.
